Our Design Studio provides new homebuyers hundreds of options and upgrades to make their home uniquely their own. We offer pre-priced selections on cabinets, flooring, countertops, appliances, lighting, bathroom fixtures, and more! I wrote a contract, now what?

Once you have written a contract and are pre-approved for a loan on an award-winning Shumaker home, it is time to start brainstorming on all of the selections for your new home. Your personal Design Studio Consultant will contact you to schedule an appointment. The first appointment will be for browsing purposes to take in all the Design Studio has to offer before finalizing all selections at your Final Appointment.

Who will assist me in making the selections for my home?

During your Shumaker Homes Design Studio appointment, you will work with your personal Design Studio Consultant. They will assist you in making selections that personalize your new home & best fit your family’s lifestyle.

What will I be selecting in the Design Studio?

Your personal Design Studio Consultant will assist you in selecting all exterior and interior features including structural changes, flooring, countertops, appliances, plumbing, lighting fixtures and more! Remember that every $1,000 you add into your mortgage equals approximately $6.00 to your monthly payment, depending on your interest rate.

Do I need to decide on everything?

Yes you do. At your first appointment, we will provide you with a “Wish List” with all of the selections you would like to have in your new home. You are then able to take home your “Wish List” and discuss your selections before returning for your Final Appointment to finalize all of your selections. It is after your Final Appointment that the ordering of materials for your home begins so all of your decisions must be made at your Final Appointment.

Have you been pre-qualified for your loan amount?

Before the Design Studio can make an appointment for you to visit we must have a letter of pre-approval. Coordinate this through your Shumaker Homes Sales Consultant so that they can provide us with the appropriate information to contact you and schedule your appointment.

Have you created your new-home Wish List?

List the new home products you've been dreaming of and bring this list to your appointment. Also include any questions that you may have to ensure every detail is sure to be addressed. We’ll work hard to help make your dream home a reality.

Dress Appropriately.

Your appointment will take 2-4 hours on average while you choose all of the selections for your new home. Dressing comfortably is very important when choosing your selections since it is an interactive process.

Have you brought along magazine cutouts, fabric swatches, and other accessories to help design your home?

It's a good idea to have an idea of what you like and don’t like. Bring along pictures, tear pages out of your favorite magazines and catalogs, and if you like, bring fabric swatches of your furniture to your appointment. This will make it easier for you and your Design Studio Consultant to select the perfect colors and materials for your new home.

Have you arranged for a babysitter?

Often, our homebuyers like to give their undivided attention to their appointments, which can last several hours. It is sometimes difficult for little ones to be that patient.

Have you discussed budget?

Your home includes many standard features. What you choose will ultimately decide the cost. Every homeowner is unique; however, your Design Studio Consultant should be able to give you a rough range of what people typically spend in your community. With today’s low interest rates, that extra you’ve dreamed of can be a reality!

Have you confirmed your appointment?

Your personalized Design Studio Consultant has set aside time just for you, to help make your dreams a reality. We have scheduled up to four hours just for you, so please be on time, otherwise we may not have time to discuss everything about your new home during your first appointment.
